Since the introduction of the Tenancy Deposit Scheme on 6th April 2007 it has become a requirement for Landlords to ‘prove their case’ if there are to be any deductions made from a Tenant’s deposit.

The legislation is designed to protect Tenants and under the terms of the scheme adjudicators will review all relevant documents, including Inventory Reports, before the dispute resolution service or the courts decide how to divide deposit liabiliw2ties between Landlords and Tenants.

For Landlords, whether you let out a single property or you have a large portfolio, you need to safeguard your investment. You need to be able to prove damages or breakages have occurred during a Tenancy. The most effective way to do this and to avoid a potential dispute is to have your Tenants agree on the specific condition of your property and its contents before they begin occupancy.

This can be achieved by having an independent professionally prepared Inventory Report drawn up and then signed by your Tenants before they move in. By doing this you will be sending a clear signal to your Tenants that they will be held fully responsible for all damage, necessary repairs and renewal costs other than acceptable fair wear and tear.

When you consider the costs involved with both the purchase and maintenance of a property, plus the time and money spent on the presentation, most professional Landlords agree that a comprehensive Inventory Report is an essential tool in successful property management.

HOUSING ASSOCIATIONS

Housing Associations now have a diverse portfolio of rented properties from Social/Affordable rent, Build to rent / Rent to Homebuy properties through to Private Rented. With a significant portfolio of rented properties it is important that they are occupied as quickly as possible. At Fardal Inventories we work with the Housing Associations various teams to offer and fast, efficient and cost-effective inventory service that is transparent to support you in meeting the needs of your business, ensuring both yourself and the tenant have a reliable inventory service.

Many of your properties may have starter tenancies. Fardal Inventories will visit the property at the start of the tenancy, we will complete a full inventory and send a copy to the Housing Association, who will provide a copy of the report with the tenancy agreement sign up. At the end of the starter tenancy we will undertake an interim report to ensure the tenant is meeting the obligations of the tenancy. At the end of the tenancy, we will return to undertake the Check-Out report assessing the property against the check in report. These reports will contain recommendations against any differences compared to the condition at the start of the tenancy.

With new build schemes this means you may need considerable resources to assist you in minimising void loss, we have the ability to handle such volumes as and when required. This can enable Housing Association staff to concentrate on the other areas of their job, saving time and money. We have the expertise to deal with inventories and check outs meaning that Housing Associations don’t have to spend time or money training up staff and the time taken out of the office and dealing with problems at the end.

Being independent of the Housing Association and the Tenant, we can provide an unbiased service, that will provide the Landlord and or Tenants with a detailed report to rely upon in case of any disputes assisting with the resolution of a claim or dispute in a fair and reasonable manner supported by our report.

COUNCILS

For a Local Authority, it is important that public funds are protected and that properties are occupied as quickly as possible. At Fardal Inventories we work with the Council to offer and fast, efficient, and cost-effective inventory service that is transparent to support you in meeting the needs of the Council, ensuring both yourself and the tenant have a reliable inventory service.

Fardal Inventories will visit the property at the start of the tenancy, we will complete a full inventory and send a copy to the council. The council will provide the tenant and landlord with a copy of this report. At the end of the tenancy, we will return to the property and complete an Interim or Check-Out report. These reports will contain recommendations against any differences compared to the condition at the start of the tenancy.

This can enable council staff to concentrate on the other areas of their job, saving time and money. We have the expertise to deal with inventories and check-outs meaning that councils don’t have to spend time or money training up staff and the time taken out of the office and dealing with problems at the end.
